This project involved the construction of a substantial rear extension measuring approximately 17 metres by 5 metres, together with a full internal refurbishment and complete external landscaping package. The works were designed to transform the property into a more functional, well-balanced home with improved living space and upgraded finishes throughout.

CLIENT BRIEF

The client required a significant increase in ground floor accommodation to better support modern family living, with a particular focus on creating a large open-plan kitchen, dining and living area. In addition, the brief included a full refurbishment of the existing interior, incorporating upgraded bathrooms, a new kitchen and utility space, and a cohesive finish throughout the property.

Alongside the internal works, the client wanted the external areas redesigned to complement the new extension and improve overall presentation and usability of the garden.

Extension & Structural Works

The rear extension formed the core of the project, providing a substantial increase in floor area and creating a central living space across the rear of the property. The build included new foundations, structural brickwork and the installation of steel beams to achieve wide, open-plan spans.

Careful attention was given to integrating the extension with the existing structure, ensuring continuity in materials, proportions and detailing. Large glazed openings were introduced to maximise natural light and strengthen the connection between internal living areas and the garden.

All structural works were carried out in accordance with engineer specifications, with precise coordination required to ensure accuracy and consistency throughout the build.

 

Internal Refurbishment

The property underwent a comprehensive internal refurbishment, covering all areas of the home. Works included the installation of a new kitchen and utility room, along with the refurbishment and upgrading of four bathrooms.

Additional works included new flooring throughout, plastering, updated electrical and plumbing systems, and full internal decoration. Each element was carefully managed to maintain a consistent standard of finish and ensure the new and existing parts of the property worked together as a single, cohesive space.

Particular attention was given to layout improvements, storage solutions and the overall flow between rooms, creating a more practical and well-considered living environment.

Landscaping &
External Works

The property underwent a comprehensive internal refurbishment, covering all areas of the home. Works included the installation of a new kitchen and utility room, along with the refurbishment and upgrading of four bathrooms.

Additional Annexe Construction

Following the successful completion of the main works, the client instructed us to undertake the construction of a separate two-bedroom annexe within the property grounds.

The annexe was designed to provide independent living accommodation, incorporating two bedrooms, a bathroom and an open-plan kitchen and living area. Built to the same standard as the main dwelling, the structure was carefully positioned and constructed to complement the existing property while maintaining privacy and functionality.

This phase required further coordination of groundwork, services and finishes to ensure the annexe integrated seamlessly within the overall site layout.

Completion & Outcome

The completed project delivers a substantial improvement in both space and functionality, centred around a large open-plan living area supported by upgraded interiors throughout. The addition of four refurbished bathrooms, a new kitchen and utility, and a fully landscaped garden has significantly enhanced the usability and overall presentation of the property.

The later addition of a purpose-built annexe further demonstrates the flexibility of the scheme and the ability to adapt the site to evolving client requirements.
