This project involved a carefully phased and highly detailed programme of works across both an existing barn and the main residence, allowing the client and their two children to remain within the property grounds while a full refurbishment of the principal home was undertaken. Due to the size, complexity and level of transformation involved, the project required comprehensive planning, careful sequencing and close coordination throughout every stage.

CLIENT BRIEF

The client required a complete refurbishment of the main residence, modernising and reconfiguring the property throughout while also maintaining practical on-site accommodation for the family during the build. To achieve this, the first phase focused on converting an existing barn within the grounds into a comfortable temporary home.

Once this was complete, the wider objective was to comprehensively refurbish the main property, replacing outdated structural elements and services, improving layout, introducing additional bathrooms, and enhancing both the interior and exterior to better reflect the client’s long-term lifestyle needs.

In addition, the client required part of the property to support a professional home-based business, incorporating a dedicated treatment room for an osteopathy practice.

Phase One
Barn Conversion

The project commenced with the conversion of an existing barn within the property grounds, creating practical temporary accommodation for the client and their children while the main residence underwent extensive works.

This phase involved upgrading the structure, installing essential services and creating a fully functional living environment that allowed the family to remain on site throughout the broader refurbishment programme.

Delivering this stage efficiently was essential in establishing the foundation for the larger works to follow.

Phase Two
Main Residence Structural Refurbishment

With the family relocated, works began on the principal residence, involving a complete structural and internal overhaul. A major component of this phase included structural beam replacement, requiring careful temporary support and close collaboration with structural engineers to ensure the integrity of the building was maintained throughout.

The property was comprehensively modernised through full electrical rewiring and complete plumbing replacement, ensuring all core systems were upgraded to current standards and designed to support the revised internal layout.

Internal Reconfiguration &
Full Property Modernisation

The interior of the home was extensively reconfigured and refurbished to create a more functional, cohesive and carefully detailed living environment.

Works included:

• Installation of four new bathrooms throughout the main property
• Bespoke handmade vanity units and joinery within each bathroom
• New kitchen installation
• New utility room
• Replacement internal doors throughout
• New windows and external doors
• Full plastering, decorating and interior finishing

A key structural and design change involved the removal of an existing dormer, allowing the upper floor to be reworked to create an additional ensuite bathroom within the master suite. This significantly improved both the layout and practicality of the principal bedroom.

Throughout the refurbishment, careful consideration was given to balancing modern upgrades with cohesive detailing, ensuring consistency across all rooms and finishes.

Garage Conversion
Osteopathy Treatment Room

To further support the client’s professional requirements, an existing garage was converted into a dedicated treatment room for the homeowner’s osteopathy business.

This involved reconfiguring the space to create a professional, welcoming environment suitable for client appointments while maintaining consistency with the wider property improvements. The conversion required careful coordination of insulation, services, finishes and access to ensure the space was both functional and integrated naturally within the property.

Bespoke Oak Porches &
Exterior Enhancements

As part of the exterior transformation, two custom-made oak beam porches were designed, constructed and installed to enhance the character and presentation of the property.

These bespoke features added architectural definition and craftsmanship to the external elevations while complementing the broader refurbishment works, helping to create a stronger sense of arrival and visual identity.

Additional exterior upgrades, including replacement windows and doors, ensured the external appearance reflected the quality and detail of the internal transformation.

Completion & Outcome

The completed project delivered a substantial transformation across the entire property, beginning with the strategic barn conversion and extending through to a full structural, internal and external refurbishment of the main residence.

Through beam replacement, full rewiring and replumbing, four new bathrooms with handmade units, kitchen and utility upgrades, bespoke oak porches, a business-focused garage conversion and extensive layout improvements, the property was comprehensively reimagined to support both family life and professional requirements.
